Plot 1, which was until 2006 a fully serviced hotel, was developed into 54 double rooms in form of BUNGALOWS, offering all the public facilities that were required for this specific class of hotel. Plot 2 can be developed for the construction of furnished apartments A class consisting of 11 rooms (8 double rooms and 3 single rooms). In plot 3, as mentioned above, there is no construction and is not included in the above holdings.


DESCRIPTION OF EXISTING BUILDING LOTS -
PROPOSAL UPGRADE - NEW BUILDING Construction
Plot 1 The common room buildings consist of the basement, the ground floor as well as the first floor. The basement, which spans an area of approximately 295 m2, comprises of storerooms, two refrigerators, freezers, boiler room with two water boilers, which supply hot water throughout the unit, linen closet, changing room for the personnel and various other areas that are in good condition. The ground floor area of approximately 600m2 includes the RECEPTION, the lounge area, an office, the BAR, the kitchen, the restaurant, 4WC, 2 men and 2 women, the managers’ office, the stairwell leading to the first floor and two elevators; one for the customers and one for the staff. On the first floor, there are auxiliary spaces that are roughly 50m2. Building B contains ground floor and first floor. The ground floor, spanning an area of 212.28m2, consists of 6 double rooms with hall and bathroom, while the upper floor, an area of 290.20 m2 consists of 6 double rooms with baths and hall. Building C consists of ground floor and first floor. On the ground floor, spanning an area of approximately 120m2, there are 5 double rooms with kitchenette, hall and bathroom. Proposal for building update plot 1
• In the building which houses the common rooms, complete renovation and refurbishing of all planned functions and spaces are required by the specifications of EOT. In this context, the addition of a full floor, which provides the location of the kitchen and restaurant, enabling the hotel to service customers both in closed and semi-open spaces. The construction of the ground floor bar enables the hotel to service both the interior of the hotel lounge and the outdoor area surrounding the main pool.

• In building B the new arrangements and planned additions will create suites of one or two rooms with a total capacity of 37 beds. Three of the two-room suites feature a private pool and one of them has its own garden for exclusive use.

• In building C the new arrangements and additions are planned to create single and double suites with a total capacity of 20 beds. Two of the two-room suites feature a private pool and garden of their own exclusive use.

• In building D the new arrangements and planned additions will create double rooms and two-room suites with a total capacity of 37 beds.

• In building E the new configurations and projected additions will create double rooms, single and double suites with a total capacity of 33 beds. Two of the two-room suites feature a private pool and garden of their own exclusive use.

Construction Plot 2
The forecasted areas of the above mentioned building authorizations are: Basement: 439.54 m2 Ground floor: 439.54 m2 First floor: 389.03 m2 The planned construction of the authorizations is 828.57 m2, while the license issued under the applicable law for purely commercial use amounts to 1020.00 m2. There is surplus 191.43 m2 of the building. Proposal for building update plot 2 For this construction indefinite planning permission is valid for the completion of construction work. From the study for the development of five (5) two-storey suites with a capacity for three beds each, one-storey villa capacity of 5 beds and one double room with the possibility to incorporate the villa.
• Each suite has two spaces with living area, dining area, kitchen corner, double bedroom, one fully equipped bathroom with tub and shower. From the terrace of the bedroom, guests may utilize their private pool.
• The villa consists of two bedrooms with a fully equipped bathroom, a large living room, an equally large dining room and kitchen. The ground floor living areas and dining room lead to the exterior with large private pool and tennis court. The venue for exclusive use of the villa is approximately 500 m2.
• The building of the beach, although it will operate as a single unit with the buildings of plots 1 and 2, has its own independent lobby, bar and restaurant ala carte with its own kitchen.
• In the basement a full gym space and SPA will operate. The construction of the building is nearing completion and the only remaining elements are the placement of aluminum frames, the roof, the paintwork and the placement of air conditioning units. The construction is very luxurious and all materials used are of excellent quality including marble floors, marble internal stairs from Crete, marble plastered walls.

The company's aim is to attract customers with the highest economic potential. Proposal for building update plot 3 In plot 3 as mentioned there is no building. It is planned to build 8 ground floor two bedroom suites and 8 two-storey suites which will be arranged in two rows of four buildings. The total capacity of the new buildings in plot 3 will be 30 beds. All units will have their own exclusive pool use. The main focus of the proposed investment is the use of assets of the Company and the creation of a single 5 * hotel unit. On the one hand with the upgrading of existing facilities and on the other hand with the re-construction of buildings and infrastructure throughout the property. Construction: By joining plots 1 and 3, a total land area of 15.095,62 m2, according to the applicable terms of construction, the development of 7.778,25 m2 is allowed. Possibility: Based on the experience of similar units, it is necessary to have from 22 to 25 m2 space per bed, in order to serve all the needs required. This data enables growth from 311 to 354 beds. Because a 5* hotel requires special treatment in terms of comfort, service and landscaped surroundings, we propose to limit the number of beds, which will allow greater comfort in all areas, whether in the development of voluntary use or even non-exhaustion of permitted construction. Thus proposed to develop 189 beds in 68 units as shown below.
